Part single, part 2-storey rear and front extension involving front entrance porch, roof extension with the increase in roof height, first floor rear extension and rear dormer with roof lights to front and side.
The proposed first-floor rear extension, when viewed in conjunction with the existing ground- floor rear extension, by reason of its bulk, height, siting, scale, design, and its close proximity to the shared boundary with No. 28 Parkgate Crescent (which is set at a lower level than the application site), would result in an overly dominant form of development which would be visually intrusive and result in unacceptably heightened sense of enclosure, having particular regard to the overbearing impact on the primary private amenity space at the rear of number 28 Parkgate Crescent, and exacerbated by the angled boundary between the 2 properties. The proposal is therefore contrary to Section 12 of the National Planning Policy Framework (2024), Policy CP30 of the Enfield Core Strategy (2010), and Policies DMD11 and DMD37 of the Enfield Development Management Document (2014).
