The development, does not fall within the permitted development criteria Class AB (new dwellinghouses on terrace buildings in commercial or mixed use) as the building is detached and not a terrace building. Therefore, fails to accord with the requirements of Class AB of Part 20 of Schedule 2 of the GPDO 2015 (as amended). On that basis, prior approval is required and hereby refused.
