Two storey front, side and rear extension with alterations to roof and raised patio involving demolition of existing conservatory and garage.
The proposed development, by reason of its scale, bulk, design and unsympathetic roof form, including the introduction of an excessively large crown roof, would result in a dominant and poorly articulated addition that would fail to integrate satisfactorily with the host dwelling. As a result, the proposal would harm the appearance of the existing property and would be detrimental to the character of the immediate area. The proposal is therefore contrary to Policy D4 of the London Plan (2021), Policy CP30 of the Core Strategy (2010), Policies DMD6, DMD11, DMD13 and DMD37 of the Development Management Document (2014), and policies HW12 and HW13 of the Hadley Wood Neighbourhood Plan.
