The proposed development, due to its size, siting, design, bulk and mass, would be harmful to the character and appearance of the existing building, adjacent buildings and character and appearance of the surrounding area. The proposed development, including the roof terrace, by reason of its siting, scale, design, height, bulk and elevated position, would result in an unneighbourly and overbearing form of development causing increased overshadowing, enclosure, overlooking and loss of privacy to the rear habitable room windows and private amenity space of No.152A and adjoining properties.
