30 Minchenden Crescent London N14 7EL
Part single, part 2-storey front/side, 1st floor rear extensions with Juliette balcony and roof over, 1st floor front new pitched roof, extension to roof at side with side rooflights, rooflight to existing rear extension, 4x new windows to side elevation at ground floor, enclosed air conditioning unit under rear patio with steps down to garden and all associated site works.
The proposal, by virtue of its design, cumulative scale with the existing roof extensions, bulk and siting, would appear as incongruous to the character and appearance of the streetscene, the host building and inordinate to the established form of the host pair of semi-detached dwellings. This would have a detrimental impact on the aesthetic quality of the area, in an unwieldly and visually jarring manner. The proposal would be contrary to the National Planning Policy Framework (NPPF, 2023), Policy D4 of the London Plan (2021), Policies DMD 6, DMD 8, DMD 13, DMD 14 and DMD 37 of the Development Management Document (2014) and Policies CP4 and CP30 of the Core Strategy (2010).
