The proposals, by virtue of their design, excessive size, scale and siting would give rise to a contrived, dominant and bulky form of development that would be detrimental to the visual amenities of De Bohun Avenue and result in demonstrable harm to the character and appearance of the application dwelling and the area,. In particular, the proposed rear dormer would fail to meet the required insets and sit comfortably within the roofslope to represent a bulky and dominant addition, and coupled with the increased ridge height would appear as an excessive and incongruous roof alteration. Additionally, the excessive projection to the two storey front gable would be dominant and visually intrusive within the street scene thereby both unbalancing and detracting from the established character, including building line and symmetry of the prevailing built form within the street scene.
