Demolition of garage, part two storey side, part single storey rear extension and rear dormer with front rooflights.
The proposed first floor side extension, by reason of its gable roof design and proximity to the side boundary, would result in a visually dominant and out of keeping form of development, particularly in relation to the immediately neighbouring property at number 243 Durants Road, which would be detrimental to the character of the surrounding area. The proposal is therefore contrary to policies D3 and D4 of the London Plan (2021), Core Policy 30 of Enfield's Core Strategy (2010) and policies DMD6, DMD8, DMD13 and DMD14 of the Council's Development Management Document (2014).
The proposed first floor rear extension, by reason of its excessive depth, would result a form of development that would be out of keeping with the prevailing character of the area and would result in an unacceptable loss of light and outlook for the occupiers of number 243 Durants Road. The proposal is therefore contrary to policies D3 and D4 of the London Plan (2021), Core Policy 30 of Enfield's Core Strategy (2010) and policies DMD6, DMD8 and DMD11 of the Council's Development Management Document (2014).
The proposed internal layout, by reason of its design and lack of interconnectivity with the existing dwelling at ground floor, would result in a substandard form of development for future occupiers. The proposal is therefore contrary to policies D3 and D4 of the London Plan (2021), Core Policy 30 of Enfield's Core Strategy (2010) and policies DMD6 and DMD8 of the Council's Development Management Document (2014). The Planning Inspectorate (on behalf of the Secretary of State) will determine the appeal procedure to be followed. Normally this will proceed by way of the Householder Appeal Service which will rely solely on information submitted at application stage. Further submissions or statements will not be accepted by the Planning Inspectorate. Your householder appeal will be decided by a Planning Inspector. He/she will consider all the application documents and grounds of appeal and also make an unaccompanied visit to the appeal site. You may be required to provide access to the site for the Inspector. The Secretary of State can allow a longer period for giving notice of an appeal but will not normally be prepared to use this power unless there are special circumstances which excuse the delay in giving notice of appeal.
