Conversion of a single dwellinghouse into two self-contained dwellings; alteration of roof from hip to gable end; rear roof extension incorporating a Juliet balcony; installation of two rooflights to front roofslope; excavation of a basement with lightwells front and side; single storey rear extension over basement extension with Juliet balcony (following demolition of existing rear extension); and associated internal and external alterations; installation of fence; alterations to side fenestrations
The proposed development, by reason of insufficient provision of kitchen- living-diner space and the lack of external private amenity space affecting Unit 1; the proposed sunken garden due to the 1.8m high privacy screen and the siting of the host dwelling to the south would receive a low level of natural light and would constitute a substandard form of development that would provide poor quality private amenity space for future residents; and the absence of sectional drawings which evidence sufficient headroom heights would be achieved for both Units 1 and 2, would cumulatively result in poor quality of accommodation for the future occupants. The proposal is therefore in contrary to Policy D6 of the London Plan (2021) and Policy 3.5 and 7D of the Ealing Development Management DPD (2013).
