By way of its design, scale and siting, the proposed side extension and rear outbuilding is not considered to be in keeping with the pattern of surrounding development, harmful to the character of the area and wider Cuckoo Estate Conservation Area and detrimental to the residential amenity of 47 Browning Avenue. As such, the proposal would be contrary to Policy D1 & D4 of the London Plan (2021), 7.4, 7B and 7C of the Ealing Development Management DPD (2013) and the Cuckoo Estate Conservation Area Management Plan (2007).
