Alterations, erection of hip to gable and rear dormer extension, single-storey rear extension, first-floor side/rear extension, outbuilding in rear garden and installation of 3 rooflights in front roofslope.
The proposed rear dormer and first-floor side extensions would not respect or positively respond to the character of the host dwelling or the surrounding area, and would be detrimental to the character of the area by reason of its design, bulk, scale and massing. As such, it would be contrary to policies SP4 and DM10 of The Croydon Local Plan (2018), the Suburban Design Guide Supplementary Planning Document (2019) and policy D3 of the London Plan (2021). In reaching this decision the Local Planning Authority has sought to work in a positive and pro-active manner based on seeking solutions to problems in the following way:
To assist applicants the Local Planning Authority has produced policies and written guidance, all of which is available on the Council's website and offers a pre planning application advice service. In this instance the pre application advice was not adhered to. The Council is ready to enter into discussions with the applicants to assist in the preparation of a new planning application via the Council's Pre Application process. The Local Planning Authority delivered the decision in a timely manner.
