Demolition of an existing house and erection of two semi-detached pairs to provide 4 houses including associated amenity space, landscaping, parking, cycle and refuse storage (Amended plans).
This form of intensification, by way of height, design, site layout and extent of built form and hardstanding would be out of keeping with the character of the area, contrary to Policy DM10 of the Croydon Local Plan (2018) and Policies D3 and H2 of the London Plan (2021)
The development would have an adverse impact on number 25 Orchard Rise by way of visual impact and overlooking, contrary to Policy DM10.6 of the Croydon Local Plan (2018) and Policy D3 of the London Plan (2021) In reaching this decision the Local Planning Authority has sought to work in a positive and pro-active manner based on seeking solutions to problems in the following way: To assist applicants the Local Planning Authority has produced policies and written guidance, all of which is available on the Council's website and offers a pre planning application advice service. The Council is ready to enter into discussions with the applicants to assist in the preparation of a new planning application via the Council's Pre Application process.
