Development Site Former Site Of 21 Hollymeoak Road Coulsdon CR5 3QA
Erection of vehicle & pedestrian gates and a brick wall at the front of the site.
The development would not create a socially balanced and inclusive community owing to the proposed gated entrance, contrary to Policy SP2.1 of the Croydon Local Plan 2018, policies D5 and D6 of the London Plan 2021 and the NPPF.
The development would not respect the open aspect/character of the housing developemnt at no.21 nor the character of the street scene and thereby conflicts with Policies SP4 and DM10 of the Croydon Local Plan (2018), Policy D4 of the London Plan (2021) and the Croydon Suburban Design Guide (2019).
The development would create a hazard to pedestrians, cyclists and vehicular traffic using the highway as the largest servicing vehicle cannot access the site without obstructing the public highway which is narrow and without footways. The proposal would thereby conflict with Paragraph 109 of the NPPF, Policies DM29 and DM30 of the Croydon Local Plan (2018) and Policy T2 of the London Plan (2021).
