Alterations, erection of single storey side extension and first floor rear extension, replacement of all windows with double glazed timber framed sash windows, new rear french doors and extend/rebuild top of chimney stack.
The proposed development would result in significant harm to a Grade II Listed Building by reason of its design and form which would erode the legibility of the existing building with no resulting public benefit demonstrated by the applicant to outweigh such harm. It would thereby conflict with Policies SP4.12, SP4.13, DM10, DM18.1, DM18.2, DM18.3 and DM18.4 of the Croydon Local Plan 2018, Policies D1, D2, D3 and HC1 of the London Plan (2021) and the National Planning Policy Framework dated February 2019.
