The proposed development would result in the loss of a larger family-sized residential unit, for which there is an identified need in the borough, in an area with poor public transport accessibility, resulting in higher levels of car dependency, contrary to policy T1 of the London Plan 2021 and DMP1, BH10 and BT1 of the Brent Local Plan (2019-2041).
