The proposal, by reason of the poor design of the cumulative roof elements would significantly alter the appearance of the roof and result in an out of character development that by reason of its unacceptable set up from the eaves and set down from the ridge would be overly bulky and visually intrusive. As a result, the proposal is contrary to Policy DMP1 and Policy BD1 of Brent's Local Plan and the guidance within Brent's Supplementary Planning Guide SPD2 –Brent’s Residential Extensions Design Guide (2018).
A fire statement has not been provided and therefore does not demonstrate that the scheme has considered fire safety, contrary to London Plan (2021) Policy D12a.
