In the absence of information to demonstrate otherwise, the proposed retention of the existing motorbike repair shop would have the potential to have an unduly detrimental impact on nearby residential amenities, by way of odour and noise, and highway safety, by way of obstruction to public footpaths and highways. In this regard, the proposed development fails to comply with Policies DMP1, BT2 and BT3 of the Brent Local Plan 2019-2041.
