The proposed single storey rear extension by reason of its excessive depth and proximity to the neighbouring boundary, would have an unacceptable impact on the amenities of the neighbouring property at No. 20 and No.24 Rose Bates Drive in terms of daylight, sunlight, and increased sense of enclosure. This would be contrary to policy DMP1 of Brent's Local Plan (2019-2041) and the guidance set out in SPD 2 of the Residential Extensions and Alterations (2018).
