Retention of existing building used for storage, for temporary period of 5 years
The rentention of building for temporary period, due to its materiality, size and design, and siting would constitute an obtrusive and incongruous feature and out of keeping with the pattern of surrounding residences and nature of use in close proximity and would fail to complement the character or context of the area contrary to Policies DMP1 of Brent’s Local Plan 2019-2041 and Brent's Supplementary Planning Document 2 design guide (2018).
The retention of the building for a period of 5 years due to its excessive height and proximity to residential neighbouring boundaries would impact the amenities of the neighbouring property of No. 7 Thurlow Gardens. The proposal would fail to comply with Policy DMP1 and BH13 of Brent's Local Plan 2019-2041 and guidance set out within Brent's Suplementary Planning Document 2 (2018).
In the absence of a tree survey the proposal has failed to consider the loss of trees within the application site or demonstrate that there has not be a detrimental impact on the biodiversity value within the site or set out measures to provide a net gain in biodiversity, contrary to policies BGI1 and BGI2 of Brent's Local Plan 2019-2041.
