Proposed single storey rear extension to ground floor, single storey rear extension to first floor and loft conversion with rear dormer window to facilitate creation of 1x self-contained flat in new loft space.
The proposed development, by reason of the proximity of bedroom windows (Flat 1 and Flat 2) to the built form and in the case of Flat 1 boundaries would result in poor living conditions in terms of poor outlook and an unacceptable sense if enclosure. The proposed development is contrary to Policy DMP 1 of the Brent Local Plan.
Insufficient information has been submitted to demonstrate that the proposed first floor side window would not result in harmful overlooking to first floor windows at number 29 Park Avenue and vice versa. The proposed development is contrary to Policy DMP 1 of the Brent Local Plan.
The junction of rear dormer and roof of first floor rear extension, by virtue of its siting, design and size would result in an overly prominent and discordant addition. It would fail to appear subservient to the original building to the detriment of the character and appearance of the original building and the surrounding area. This would be contrary to the requirements of policy DMP1 of the Brent Local Plan and the guidance contained in Brent’s SPD2 guidance (2018).
