Part single and part two storey rear extension, two storey side extension, front porch extension, rear dormer window roof extension, two rear rooflight and rear raised patio to dwellinghouse.
The proposed extensions by reason of the excessive width of the side extension, excessive height of the single storey rear extension and raised patio, poor design of the rear dormer, infilling of the front porch and loss of chimney would cumulatively result in a bulky series of extensions which would be highly visible from public views, and fail to be subordinate to the original dwellinghouse.. They would fail to preserve or enhance the special character of the Barn Hill Conservation Area and would therefore be contrary to Policies DMP1 and DMP7 of the Development Management Policies (2016), emerging policies DMP1 and BHC1 of Brent's Draft Local Plan 2020, and the guidance contained within Brent’s Barn Hill Conservation Area Design Guide (2013)
The proposed development would result in the loss of a significant street tree without sufficient justification mitigation or replacement. This would be detrimental to the character of the Conservation area and would be contrary to Policies DMP1 and DMP7 of the Development Management Policies (2016), and emerging policy BGI2 of Brent's Draft Local Plan 2020.
