Demolition of detached garage/storage, removal of bay window to ground-floor rear and erection of a single-storey side and rear extension and replacement of first-floor window to side elevation of dwellinghouse
The proposed side extension by reason of its roof design would be out of character with the prevailing form of development of the locality and would have a detrimental impact on the character and appearance of both the host property and the character of the conservation area. Furthermore, the design of the rear extension together with the lack of set back behind the side extension, would result in an extension that is out of scale with the original dwellinghouse, and would appear of an discordant design to the main house. This would be contrary to DMP1 & DMP7 of the Brent Development Management Policies (2016) and the Barn Hill Conservation Area Design Guide (2013).
The proposed rear extensions by reason of their excessive depth and height, would result in a harmful impact on neighbouring amenity at No. 73 Barn Hill when viewed from rear habitable room windows and the rear garden, through loss of outlook and overbearing appearance. This would be contrary to policy DMP1 of Brent's Development Management Policies (2016) and the guidance set out in the Barn Hill Conservation Area Design Guide (2013).
