The proposed single-storey rear extension, by virtue of its excessive depth and close proximity to the side and rear boundaries, appears as an obtrusive and overbearing feature, to the detriment of the amenities of the adjoining occupiers at No. 39 Fulwood Avenue by way of loss of outlook from their habitable room windows and garden. This is contrary to Policy DMP1 of Brent's Development Management Policies 2016, Policy D4 of The London Plan 2021 and Brent's Supplementary Planning Document No. 2: "Residential Extensions and Alterations".
