Erection of a one bedroom dwellinghouse with roof terrace
The proposed development, in particular its layout, in regard to the living/kitchen/dining and siting partially below ground taken with its proximity to the proposed boundary treatment would result in an unacceptable level of outlook and a sense of enclosure for future residents. The proposed development is therefore contrary to DMP 1 of the Brent Development Management Polices Plan and SPD 1 - Brent Design Guide.
The proposed development, by reason of its proximity to adjoining properties, bulk, mass and siting would result in an unduly overbearing impact and create an unacceptable sense of enclosure to numbers 7a & b and 9 Strode Road’s amenity space. The proposal would significantly harm the living conditions of the neighbouring occupiers and is therefore contrary to policy DMP1 of the Development Management Policies and SPD 1 – Brent Design Guide.
The proposed development, in particular the balustrade at roof level, given its height combined with its limited set back is considered to accentuate the dominance of this feature which appears top heavy and incongruous within the streetscene. The height also accentuates the incoherence with the levels in relation to the adjoining terrace. The proposed development is contrary to policy DMP1 of the Development Management Policies and SPD 1 – Brent Design Guide.
The proposed development fails to provide sufficient cycle storage facilities for future occupants. As such the proposed development is contrary to Policy T5 of the London Plan (2021) DMP 1 of the Brent Development Management Polices Plan (2016), SPD 1 - Brent Design Guide.
