Conversion of building into 8 self-contained flats and works to include infill and rear extensions at ground floor, mansard roof extension and internal reconfiguration, replacement of existing windows and doors with aluminium framed double glazed windows and doors, removal of vehicular access, provision of cycle and refuse storage, landscaping and boundary treatment
The proposed development would result in the subdivision of two family sized dwellings without adequate re-provision. The development would therefore fail to comply with CP 21 of the Core Strategy and DMP 17 of the Brent Development Management Policies.
The proposed development, in particular units 01 and 02 at ground floor by reason of the proximity of boundary treatments and the proposed cycle store structure to bedroom windows, would result in an unacceptable sense of enclosure with poor light and outlook to the bedrooms for future occupiers. The proposed development is contrary to DMP 1 and 18 of the Development Management Policies Plan (2016) and the SPD1 Brent Design Guide (2018) and Table 3.1 of the London Plan 2021.
The proposed design of the ground floor front elevation by reason of fenestration placement, design of entrances, the proposed facia and materials is considered to result in an incongruous and poor design with a lack of coherence. The proposed development is contrary to DMP 1 of the Development Management Policies Plan (2016) and the SPD1 Brent Design Guide (2018).
