Proposed conversion of the existing lower and ground floor maisonette into 2 self-contained flats, rear extension to lower ground floor with rooflights, excavation of garden to create sunken patio with stairs, removal of existing staircase, new opening to lower ground floor front elevation, 3 x replacement windows and replacement of 1x window with door to ground floor rear elevation.

Why it was refused
Reason 1

The proposed development would result in the subdivision a family sized dwellings without adequate re-provision. The proposed family dwelling at lower ground floor by reason of poor levels of light and outlook to two of the proposed three bedrooms is considered to result in unacceptably dark conditions with unacceptable levels of outlook for occupants. The development would therefore fail to comply with CP 21 of the Core Strategy and DMP 1, DMP 17 and DMP 18 of the Brent Development Management Policies.
