The proposed development would result in substandard living accommodation for future occupants. The proposal would result in cramped living conditions in reference to Flats E and F, in particular the flats would be undersized and would not benefit from any private amenity space. The proposed development fails to accord with DMP 1, DMP 18 and DMP 19 of the Brent Development Management Polices Plan (2016).
The proposed development would require the extension to the existing crossover which would result in the loss of a mature street tree. The loss of the street tree would be detrimental to the visual amenity of the streetscene and would be contrary to Brent’s Domestic Vehicle Footway Crossover Policy and SPD 2: Residential Extensions and Alterations (2018).
