The proposed two storey side extension, by reason of its size, siting and design, would appear unduly obtrusive and incongruous and an unsympathetic form of development to the detriment of the character and appearance of the host property and terrace of which it forms part and failing to preserve or enhance the character and appearance of the Watling Estate conservation area, contrary to Policies D3 and HC1 of the London Plan (2021); Policies CDH01, CDH05 and CDH08 of Barnet's Local Plan (adopted March 2025) and the Residential Design Guidance SPD (2016).
