Demolition of the existing dwelling and erection of a new two storey dwelling with rooms in the roofspace
The proposed development by reason of the scale, bulk, height, massing, siting and design, would result in an overly dominant and visually obtrusive addition which would fail to acceptably integrate into the streetscene, to the detriment of the character and appearance of the site and surrounding area, contrary to Policy D3 of the London Plan (2021), Policies CDH01 and CDH05 of the Barnet Local Plan 2021- 2036 (adopted March 2025) and the Residential Design Guidance SPD (2016).
The proposed development, by reason of its siting, height and depth, would result in a harmful loss of outlook, sense of enclosure and increased overbearing impact to the occupiers of No. 43 (Three Steps) Barnet Road, contrary to policy CDH01 of the Barnet Local Plan 2021- 2036 (adopted March 2025), the Residential Design Guidance SPD (2016) and the Sustainable Design and Construction SPD (2016).
