Single storey rear extension with 2no. rooflights. Alterations to the existing patio area including new access steps
The proposed single storey rear extension would by reason of its excessive depth sited within close proximity of the attached neighbouring boundary would result in a disproportionate incongruous and unsympathetic addition to the host site and would appear unduly bulky, visually obtrusive and would fail to respond sensitively to the established pattern of development, to the detriment of the character and appearance of the host property and the surrounding area. The proposal is therefore contrary to Policy D3 of the London Plan (2021), Policies CDH01 and CDH05 of the LB Barnet Local Plan (2025), and the Residential Design Guidance SPD (2016).
The proposed single storey rear extension including extended raised patio area, by reason of their size, siting, scale, bulk, design and excessive depth, would constitute an overbearing and visually obtrusive form of development and result in unacceptable levels of overlooking/loss of privacy detrimental to the visual and residential amenities of the adjoining neighbouring occupiers at No. 43 Netherlands Road, including an undue loss of outlook, light, and would have an overbearing appearance and result in an increased sense of enclosure. The development would therefore be contrary to Policies D3 and D6 of the London Plan (2021), and Policies CDH01 and CDH05 of Barnet's Local Plan (adopted March 2025).
