The proposed first floor side extension, principally, by reason of its siting, scale and projection beyond the established building line on this prominent corner plot, would appear unduly dominant and visually intrusive within the street scene. The extension would extend considerably beyond the front building line of properties on the adjoining road, Greenway Gardens, thereby eroding the prevailing spatial pattern and openness at the junction resulting in a discordant and unduly prominent form of development contrary to Policy D3 of the London Plan (2021), Policy CDH01 and CDH05 of the Barnet Local Plan 2025 and the Residential Design Guidance SPD (2016).
