The 'as built' single storey side canopy extension, by reason of its size, siting, design, excessive depth and materials used, results in a visually jarring addition that relates poorly and unsympathetically to the subject property and is out of keeping with the prevailing character and appearance of the surrounding area, contrary to Policy D3 of the London Plan (2021), Policies CDH01 and CDH05 of the Barnet Local Plan (Adopted March 2025) and the LB Barnet Residential Design Guidance SPD (2016).
