The proposed single storey side/rear infill extension by reason of its size, siting, depth, design, in particular its height and proximity to neighbouring boundary together with level differences, would result in an overbearing impact and lead to increased sense of enclosure, loss of outlook and light to the habitable room windows of this neighbouring property at N026 Wrotham Road to the detriment of the residential amenities of this neighbour contrary to Policy CHD01 and CDH05 of the Local Plan (2025) and the LB Barnet Residential Design Guidance SPD (2016).
