The proposed first floor rear roof terrace, by reason of its excessive depth, both individually and cumulatively when considered alongside the proposed first floor rear extension and associated privacy screen, would constitute an unsympathetic and incongruous form of development. The proposal would be out of keeping with the established character and appearance of the host dwelling and the surrounding area. Furthermore, the roof terrace would result in an unacceptable level of overlooking of the neighbouring garden, to the detriment of the residential amenities of the occupants of No. 11 Lawrence Court. The development is therefore contrary to Policies CDH01 and CDH05 of the Barnet Local Plan (March 2025) and Policy D3 of the London Plan (2021).
The proposed single storey rear extension, by reason of its excessive depth, size and scale would result in an overly dominant and disproportionate addition to the host dwelling. The development would fail to respect the scale, form and established pattern of development, resulting in harm to the character and appearance of the dwelling and the surrounding area. The proposal is therefore contrary to Policy CDH01 and CDH05 of the Barnet Local Plan (March 2025) and Policy D3 of the London Plan (2021).
No information has been submitted in respect of the impact of the proposed works and development on the trees of special amenity value protected by Tree Preservation Order to enable the Local Planning Authority to properly assess its impact. In the absence of detailed information including a tree survey report, method statement and tree protection plan it is considered that the proposed development could result in the loss or harm to trees of special amenity value to both the subject site and the wider area. The development would be contrary to Policy G7 of the London Plan (2021), and Policies CDH01 of the Barnet Local Plan (2025).
