Creation of an additional storey over existing roof terrace including extension of existing stairwell, to create an additional bedroom with ensuite for each property and introduction of privacy glazing to each property to the remaining terrace area
The proposed rooftop extensions would result in a significant loss of rear garden terrace space, leaving the dwellings with insufficient private outdoor amenity provision that fails to meet the Council's amenity space standards. The proposal would therefore fail to provide a satisfactory standard of accommodation for existing and future occupiers, contrary to Policy D3 and D6 of the London Plan (2021), Policies CDH01 and CDH05 of the LB Barnet Local Plan (Adopted March 2025), the Sustainable Design and Construction SPD (2016) and the Residential Design Guidance SPD (2016).
