Installation of a first floor rear glazed retractable pergola
The proposed first floor rear terrace and associated enclosure, by reason of its siting, scale, design and use of visually incongruous materials, would form an unduly prominent and intrusive addition that fails to respect the character, appearance and architectural integrity of the host dwelling or the established suburban context, which is characterised by a consistent rear building line and the absence of elevated terraces. The development would therefore be contrary to Policies CDH01 and CDH05 of the Adopted Barnet Local Plan (2025), Policy D3 of the London Plan (2021), and guidance within Barnet's Residential Design Guidance SPD (2016).
The proposed first floor terrace, by reason of its elevated position, siting up to the common boundary and the nature of the screening and enclosure, would appear overbearing when seen from no. 275 Oakleigh Road North and allow direct and perceived overlooking into the private amenity space of 275 Oakleigh Road North, resulting in an unacceptable loss of privacy and material harm to the residential amenities of the occupiers of that property, contrary to Policies CDH01 and CDH05 of the Adopted Barnet Local Plan (2025) and the Residential Design Guidance SPD (2016).
