The proposed single storey dwelling, by reason of its siting and use and the resultant domestication of the site, would constitute an unduly cramped and incongruous form of development that would fail to respect the established pattern of development, to the detriment of the character and appearance of the application site and surrounding area, contrary to the Policy D3 of the London Plan (2021), Policy CS5 of Barnet's Local Plan Core Strategy (2012), Policy DM01 of Barnet's Development Management Policies DPD (2012) and the Residential Design Guidance SPD (2016)
The proposed dwelling, by reason of its failure to provide adequate internal ceiling height and lack of privacy due to its close proximity to existing neighbouring habitable windows, would result in a sub-standard quality of accommodation detrimental to the amenity of future occupiers, contrary to Policies D3 and D6 of the London Plan (2021), Policy CS5 of the Barnet Local Plan (Core Strategy) DPD (September 2012), Policies DM01 and DM02 of the Barnet Local Plan (Development Management Policies) DPD (September 2012), the Residential Design Guidance SPD (2016) and the Sustainable Design and Construction SPD (2016)
The proposed development, in particular the inclusion of the vehicle turntable, is likely to have a significant impact on publicly owned trees and likely to result in their loss, either via development-led damage to roots or as a result of post-development pressure arising from proximity to the proposed dwelling and turntable. Harm to the root system of these trees is likely to result in their loss, which would be harmful to the character and appearance of the streetscene, contrary to Policy G7 of the London Plan (2021), and Policy DM01 of the Development Management Policies DPD (2012)
