The proposed first floor rear extension, by reason of its close proximity to neighbouring properties, siting, design, size and scale, results in an insubordinate, disproportionate and unsympathetic form of development, which cumulatively with other extensions proposed would appear incongruous to the established pattern of development, and fails to preserve the character and appearance of the host property and surrounding area, contrary to Policy D3 of the London Plan (2021); Policies CS NPPF, CS1 and CS5 of the Local Plan Core Strategy (2012), Policy DM01 of the Local Plan Development Management Policies DPD (2012) and the Residential Design Guidance SPD (2016).
The proposed first floor rear extension, by reason of its close proximity to neighbouring properties, siting, size and scale, results in a development that has an overbearing appearance when viewed from adjacent properties, particularly No.97 Millway, resulting in an undue loss of outlook and overshadowing, loss of outlook and creation of a sense of enclosure, to the detriment of the residential amenity of neighbouring occupiers, namely those at No.97 Millway, contrary to Policy D3 of the London Plan (2021), Policy CS5 of LB Barnet Core Strategy (2012), Policy DM01 of the LB Barnet Development Management Policies DPD (2012), the Sustainable Design and Construction SPD (2016) and the Residential Design Guidance SPD (2016).
