The proposed development, by reason of its size, siting, scale, massing and design, would result in a disproportionate and unsympathetic form of development, appearing unduly bulky, visually obtrusive and incongruous on this prominent corner location, to the detriment of the character and appearance of the application dwelling, the street scene and the surrounding area, contrary to Policy D3 of the London Plan (2021), Policy CS5 of the LB Barnet Local Plan Core Strategy DPD (2012), Policy DM01 of the LB Barnet Local Plan Development Management Policies DPD (2012) and the Residential Design Guidance SPD (2016).
The proposed development, by reason of its size, siting in relation to the rear boundary and design, would appear overbearing and result in overlooking of 4 and 6 Denehurst Gardens, to the detriment of the residential amenities of the occupiers of those properties, contrary to Policy CS5 of the LB Barnet Local Plan Core Strategy DPD (2012), Policy DM01 of the LB Barnet Local Plan Development Management Policies DPD (2012), the Residential Design Guidance SPD (2016) and Sustainable Design and Construction SPD (2016).
