The proposed development, by reason of its design, size, height and siting, would be overbearing and visually obtrusive and result in an unacceptable loss of outlook and increased sense of enclosure to adjoining habitable rooms and terrace at first floor level to the rear of No 79 Brent Street, to the detriment of the residential amenities of neighbouring occupiers, contrary to Policy D3 of the London Plan (2021), Policy CS5 of the LB Barnet: Local Plan (Core Strategy) DPD (2012) and Policy DM01 of the LB Barnet: Local Plan (Development Management Policies) DPD (2012)
