The proposed side addition, by reason of its size and siting, would be an unsympathetic addition which would damage the host property as built and significantly detract from the character and appearance of the Monken Hadley Conservation Area. As such the proposal would be contrary to Policies CS NPPF, CS1 and CS5 of the Local Plan Core Strategy (Adopted 2012) and Policies DM01 and DM06 of the Development Management Policies DPD (Adopted 2012).

The proposal, due to the likely impact on the protected tree TPO TRE/BA/28/T78 tulip tree located on the host property, is considered detrimental to the protected trees and visual amenity of the Conservation Area, contrary to Policies DM01 and DM06 of the Barnet Development Management Policies and the Monken Hadley Conservation Area Character Appraisal.
