Single storey rear extension following demolition of the existing extension
The proposed single storey rear extension, by virtue of its size, location and prominence, would be overbearing and visually obtrusive detrimental to the visual amenities of the occupiers of neighbouring residential properties situated at No. 20 Garden City contrary to Policies DM01 of the Adopted Development Management Policies DPD (2012) and the Adopted Residential Design Guidance SPD (2016).
The single storey rear extension by reason of its size, siting and design would result in a visually obtrusive and incongruous addition to the property detrimental to the character and appearance of the property and the surrounding area, contrary to policy DM01 of Barnet's Local Plan Development Management Policies DPD 2012 and Supplementary Planning Document: Residential Design Guidance 2016.
Inaccurate information has been provided within the submitted documentation to demonstrate the existing site situation. Therefore, the proposal cannot be fully assessed in line with Barnet's Development Management Policies DPD (2012).
