Construction of a single storey front extension and a part two storey part single storey side extension including relocation of the side entrance to the front
The proposed development, by reason of scale and appearance, would not appear subservient to the original dwelling by almost doubling the frontage of the dwelling, and would disrespect the character of the area, by largely closing up the characteristic gap between 8 and 10 Bowes Road, which would also constitute an increased sense of closure, notably given the application site located within the Becontree Estate, which is a non-designated heritage asset. As such, the proposed development is contrary to: - National Planning Policy Framework (NPPF) (December 2024); - Policies D4 and HC1 of the London Plan (March 2021); - Policies SP2, SPP6, DMD1, DMD4 and DMD5 of the London Borough of Barking and Dagenham’s Local Plan (September 2024); - The London Borough of Barking and Dagenham’s Residential Extensions and Alterations SPD (February 2012); and - Draft Becontree Estate SPD & Design Code (Public Consultation Ver., November 2025).
The proposed development, by reason of scale, bulk, siting and appearance, would result in a material loss of sunlight/daylight, and unacceptable overshadowing and overbearing impacts on the neighbouring property of 8 Bowes Road, therefore constituting unneighbourly development and contrary to: - National Planning Policy Framework (NPPF) (December 2024); - Policy D4 of the London Plan (March 2021); - Policies SP2, DMD1 and DMD5 of the London Borough of Barking and Dagenham’s Local Plan (September 2024); - The London Borough of Barking and Dagenham’s Residential Extensions and Alterations SPD (February 2012); and - Draft Becontree Estate SPD & Design Code (Public Consultation Ver., November 2025).
