The proposed double storey rear development, by reason of its bulk and sitting is considered to generate a harmful loss of amenity to No.214 Valence Wood Road. The proposal will therefore fail to accord with the following Development Plan policies: Paragraph 130(f) of the National Planning Policy Framework (July 2021); Policy D6 of the London Plan (March 2021); Policy CP3 of the Core Strategy DPD (July 2010); Policy BP8 of the Borough Wide Development Plan Document (March 2011); Policy DMD1 of the London Borough of Barking and Dagenham’s Draft Local Plan 2037 (Regulation 19 Submission Version, December 2021).
