Construction of a single storey rear extension
The size and scale of the proposed single storey rear extension combined with the existing development on site would result in over half of the total private amenity space being occupied by development, resulting in a less than sufficient proportion of garden space to be retained, especially when considering the size of the dwellinghouse and number of possible occupants living in the house. The combined developments would over double the footprint of the original dwelling thus would not appear subservient or subordinate to the main dwellinghouse . As as result, this is considered to contribute towards the overdevelopment of the plot. As such, the proposed development is contrary to: Paragraph 126 of the National Planning Policy Framework (NPPF) (DLUHC, July 2021) Policy D4 of the London Plan (March 2021) Policy CP3 of the Local Development Framework (LDF) Core Strategy (July 2010) Policies BP8 and BP11 of the Local Development Framework (LDF) Borough Wide Development Plan Document (DPD) (March 2011) Paragraph 5.3.2 of the Residential Extensions and Alterations Supplementary Planning Document (February 2012) Part C (Homes and Private Outside Space) of the Housing Design Standards London Plan Guidance (June 2023) Policies SP2, DMD1 and DMD6 of the London Borough of Barking and Dagenham’s Draft Local Plan 2037 (Regulation 19 Submission Version, December 2021) The above policies can be viewed on the Council's website: www.lbbd.gov.uk/planning.
